
Nichols Hills
Nichols Hills is one of Oklahoma’s most prestigious residential communities, located in the heart of the Oklahoma City metropolitan area. Covering just under two square miles, the city is known for its beautifully landscaped streets, elegant homes, mature trees, and exceptional quality of life. Although completely surrounded by Oklahoma City, Nichols Hills is an independent municipality with its own city government, police department, fire department, and public services. Today, the city has a population of approximately 3,850 residents, making it one of the smallest incorporated cities in the metro area while also being among its most affluent.
The city traces its beginnings to 1928, when Oklahoma real estate developer Gilbert A. Nichols envisioned creating an exclusive residential community inspired by the grand neighborhoods of Beverly Hills, California, and other upscale communities he visited across the country.
Nichols designed the community with winding streets that followed the natural terrain instead of the traditional street grid, along with generous lot sizes, landscaped medians, parks, and strict architectural standards. The city was incorporated in 1929 and was named in honor of its founder, whose vision helped shape one of Oklahoma’s most recognizable neighborhoods.
Today, Nichols Hills is best known for its luxury homes, beautiful gardens, scenic parks, and meticulously maintained neighborhoods. Many of Oklahoma’s business leaders, physicians, attorneys, entrepreneurs, and civic leaders have called Nichols Hills home over the decades. The city is also recognized for its commitment to preserving its architectural character, extensive landscaping, and peaceful residential atmosphere, making it one of the most desirable addresses in the state.
Shopping and dining are among Nichols Hills’ biggest attractions. Residents and visitors enjoy upscale retail destinations including Classen Curve, Nichols Hills Plaza, and the nearby Western Avenue District, where boutiques, specialty shops, salons, and locally owned restaurants offer a unique shopping experience. Outdoor enthusiasts appreciate the city’s parks, walking trails, tennis courts, and beautifully landscaped public spaces. Golfers are drawn to the historic Oklahoma City Golf & Country Club, one of Oklahoma’s premier private clubs, while nearby attractions such as the Oklahoma City Zoo, Science Museum Oklahoma, and downtown Oklahoma City are just minutes away.
Because Nichols Hills is primarily a residential community, it does not have large industrial employers. Instead, its commercial areas feature professional offices, financial services, medical practices, restaurants, boutiques, and retail businesses. Many residents also work for major employers throughout the Oklahoma City metro area, including health care systems, energy companies, financial institutions, and corporate headquarters located just a short drive away. The city’s strategic location provides convenient access to employment centers while maintaining the quiet charm of an established residential community.
